Questions
Your questions, answered straight.
The 12 questions buyers ask us most, in plain answers.
Getting started
Can I buy if I live outside the UAE?
Yes. Foreigners can fully own property in freehold areas, and the whole purchase can be done remotely.
Should I buy off-plan or ready?
Off-plan costs less upfront and is paid in instalments; ready earns rent straight away. We’ll show you both for your budget.
Does buying give me a visa?
Property worth AED 2M or more can qualify you for a 10-year Golden Visa. We help with the application.
How do I start?
Send your budget and goal. An adviser replies within 1 hour with next steps.
Costs and protection
Do I pay Danesya a fee?
Not on off-plan: the developer pays our commission, so you pay the developer’s price. On ready and resale homes, the standard buyer commission applies, and we tell you the exact figure upfront.
What does buying cost on top of the price?
Mainly the 4% Dubai Land Department fee plus a registration trustee fee of AED 2,000 to 4,000 + VAT. We give you the full list before you commit.
How is my off-plan money protected?
Payments go into a DLD-regulated escrow account and the sale is registered on Oqood. We check both before you pay.
How do I know a developer is reliable?
We check DLD registration, construction progress and their past deliveries. We tell you what we find, good or bad.
After you buy
What are service charges?
Yearly building charges approved by RERA. We include them in every return estimate, so you see the net figure.
Who manages my property if I live abroad?
We can: tenant-finding, rent collection, maintenance and renewals. Agree it before you buy.
Can I rent it out short-term?
Yes, with a holiday home permit and the right management. We compare short and long-term income for your home.
Do you promise rental returns?
No. We show realistic, net numbers and let you decide.
General information, not legal or tax advice. We confirm current figures for your purchase.
